Roe Valley Workhouse

Roe Valley Community Projects Ltd operates on the site of the old Union Workhouse (1842-1930), Roe Valley Community Hospital (1930-1987) and Limavady Community Initiative (1987-2000). Based in the heart of Limavady the Workhouse complex is owned and managed by Roe Valley Community Property Ltd (RVCP). Following the CONSARC Condition Report (2021), many issues have been identified with the roofs, façades and windows of the buildings. Whilst roofs need repair, many windows are in need of restoration or replacement in line with the heritage of the building. We are seeking funding to carryout repairs in keeping with the buildings listed B+ status.
Some roofs have dislodged slates and guttering is in need of repair. Windows are in need of repair or replacement. Issues identified include frame corrosion, water ingress, rotting timbers, replacement of ironmongery, vandalism, window replacement, secondary glazing and replacement glass like for like heritage glazing.
We aim to complete as much work as the funds allow in priority 1 actions (windows) for the Main Building.
This will not only preserve the historic and cultural value of the building but will make for a more pleasant environment for the thousands of visitors per week who avail of services and support.
Aims of the project
a) Identify priority 1 issues with windows based on the previous 2021 report and identify those most in need of restoration as per report recommendations.
(Month 1 week 1-2)
b) Set out terms of reference and award tender based on restoration criteria. Have contracts signed.
(Month 1 Week 3-4)
c) Employ restoration services for windows based on restoration priority. On site meetings to confirm work to be completed. Confirmation of schedule of work.
(Month 2)
d) Commence restoration works based on updated assessment. Ongoing monitoring of completed works against work schedule to mitigate risks and avoid undue delays. Final report on completed works for review carried out.

This will ensure longevity of the buildings and provide for both a better a) internal environment providing better light, draft proofing and nullifying water ingress and b) external environment restoring/maintaining the windows that will improve the aesthetics of the façade’s whilst maintaining original features.
The planned project is for the repair/restoration of windows in the Main Building. Work will include repair to metal frame windows, spliced repair to timber frames, maintenance or replacement of ironmongery, restoration of lattice work, glass replacement and installation of sensitive protection grills to negate issues of vandalism. This will ensure longevity of the buildings and provide for both a better a) internal environment providing better light, draft proofing and nullifying water ingress and b) external environment restoring/maintaining the windows that will improve the aesthetics of the façade’s whilst maintaining original features

The work will also improve the efficiency and sustainability of the buildings for heat retention and heat transfer, thus reducing heating costs and reducing the buildings carbon footprint. For those using the building i.e. staff, clients and public it will mean that offices, rooms, café and communal areas will provide more acceptable accommodation.

The project will restore and enhance the heritage of the buildings and preserve the story and cultural history of the Workhouse. The work will enhance the visitor experience, having a structurally sound building free from damp and draughts. It will maintain the buildings architectural authenticity for future generations. Restoration of the windows will make for a more inviting area.

Cognisance will be taken of other environmental impacts that may affect work schedules e.g. nesting seasons for birds, high level work can be completed out of nesting season which ongoing ground level work can take place.
